Here are some factors to consider before signing any lease:

Check for safety: Make sure the apartment has smoke and carbon monoxide detectors as well as fire extinguishers.

Check utilities: Make sure faucets and pipes in the bathroom and under the sink are in working order and do not have any major leaks. Also check to see if there is sufficient water pressure because there’s nothing worse than taking a shower with no pressure!

Look for bugs: You should look around to see if there is any evidence of bugs or rodents in every room, drawer and cabinet.

Check for water damage: If you look up at the ceiling and there is some brown/yellow discoloration, it may be a sign of leakage and mold.
